Water always finds the lowest point, and if you don’t give it a planned path off your patio, it will carve its own path through your foundation, your lawn, or your neighbor’s yard. Drainage planning has to happen before you pick pavers or mix concrete, not after the surface cracks or the backyard turns into standing water every time it rains half an inch.
Start With the Water, Not the Patio
Before sketching a layout, figure out where water currently moves across your property. Walk the site during or right after a rainstorm and watch what happens. Note where puddles form, where water sheets across the yard, and where it exits toward the street or a storm drain. Mark these spots with stakes or flags so you don’t lose track of them once the ground dries out.
Pay attention to your roof too. A 2,000-square-foot roof can shed over 1,200 gallons of water during a one-inch rainstorm, and if downspouts empty directly onto the area where you’re planning a patio, that volume has to go somewhere. Many drainage failures trace back to a downspout that was never rerouted before construction started.
Reading Your Site Before You Design Anything
Grab a 4-foot level and a long straight board, or better, a laser level, and check the actual grade of the area. Most residential lots slope somewhere between 1% and 5% naturally, but it’s rarely consistent across the whole yard. You need to know the high point and low point of your patio footprint in inches, not just guess based on how it looks.
Check for these conditions while you’re out there:
- Any spot within 10 feet of the house that sits lower than the foundation grade
- Existing hardscape or retaining walls that already redirect water in a certain direction
- Soil type: clay-heavy soil drains far slower than sandy or loamy soil and needs more aggressive drainage planning
- Underground utilities, since French drains and dry wells need to avoid gas lines, sewer laterals, and irrigation piping
If your soil percolation is poor (water sitting for more than 24 hours after a heavy rain in a test hole 12 inches deep), plan on more drainage infrastructure than a site with fast-draining sandy soil.
Slope Numbers That Actually Work
Every patio needs slope away from the house, no exceptions. The standard is 1/4 inch of drop per foot, which works out to a 2% grade. For a 12-foot-deep patio, that means the outer edge should sit 3 inches lower than the edge against the house.
Concrete slabs, paver patios, and natural stone all need this slope, but they handle water differently once it hits the surface. Solid concrete and mortared stone are impervious, so all the water runs off the surface and has to be caught somewhere at the edge. Dry-laid pavers on a properly built base (typically 4 to 6 inches of compacted gravel plus 1 inch of bedding sand) allow some water to pass through joints into the base layer, but they still need surface slope because the base isn’t designed to hold standing water indefinitely.
Avoid pitching a patio toward the house even slightly. A grading mistake of just 1/2 inch in the wrong direction across a 10-foot span can send water straight into a basement or crawlspace during a heavy storm.
Choosing the Right Drainage System for the Job
Surface slope handles a lot, but most patios larger than 200 square feet or built in clay soil need a dedicated drainage feature as backup. A few standard options work well depending on the situation:
- Channel drains (trench drains): Install these across the low edge of a patio, especially where it meets a driveway or walkway. A 4-inch-wide channel drain with a grate handles most residential runoff and connects to solid PVC pipe that carries water to daylight or a dry well.
- French drains: Useful along the perimeter where a patio meets a slope or retaining wall. Dig a trench 12 to 18 inches deep, lay perforated pipe wrapped in filter fabric, and backfill with 3/4-inch gravel. Slope the pipe at least 1% (1/8 inch per foot) toward the outlet.
- Dry wells: A good option when there’s no easy way to route water to the street or a storm drain. A 3-foot by 3-foot dry well filled with gravel or a perforated plastic chamber can absorb water from a moderate-sized patio, but it needs to sit at least 10 feet from the foundation.
- Permeable pavers: These reduce runoff volume directly by letting water pass through open joints into a stone reservoir base 8 to 12 inches deep. They work best in soils with decent infiltration rates and are often required or incentivized in areas with stormwater regulations.
Combining surface slope with one of these systems gives redundancy. If the surface grade alone isn’t quite enough during a heavy storm, the subsurface system picks up the overflow instead of letting water pool against the house.
Permitting, Codes, and Neighbor Disputes
Most municipalities require that stormwater stay on your property or drain into an approved public system, and dumping it onto a neighbor’s lot can lead to real legal trouble. Check with your local building department before finalizing plans, since many areas require permits for any drainage work that ties into a public storm sewer or alters grading near a property line.
Some jurisdictions also cap the percentage of impervious surface allowed on a lot, particularly in areas prone to flooding. If your patio pushes you over that limit, permeable pavers or a certified dry well system may be required rather than optional.
Before you order materials, get a written grading and drainage plan from your contractor that shows exact slope percentages, pipe routes, and outlet locations, and walk the site with them to confirm it matches what you observed during a real rainstorm.
